Washers Cracked Or Missing
- You See
- Screws spinning freely, with split rubber washers.
- What It Means
- Daily expansion wears washers until water follows the threads. Screws are tightened, stripped ones upsized, and cracked washers swapped.
Our Okolona metal roof coating work covers exposed-fastener shops and retail roofs, including those along Preston Highway, sealing every hole left by years of rooftop add-ons.

Commercial buildings along Preston Highway collect rooftop add-ons as tenants change, and each leaves holes through the panels: sign supports, satellite and antenna mounts, conduit straps screwed into ribs, and exhaust fans on abandoned curbs.
Before coating, unused mounts come off and their holes are patched, and every remaining penetration is resealed with fabric and sealer.
R-panel roofs leak at the screws and side laps first, and add-ons multiply those leak points.
What a coating does for an Okolona R-panel roof once the add-on holes are dealt with.
Mounts and straps from past tenants are removed or resealed before coating, so the new surface covers a roof with known penetrations.
Roof work over entrances runs early or late in the day, with lifts and pails coned off away from customer parking.
Solid R-panel stays in place, so the money goes to fasteners, laps, and coats rather than new panels.
A coated roof with a photo record of every penetration makes the next tenant's sign or antenna easier to seal properly.
Three coating setups we use on Okolona shops and retail roofs.

Exposed-fastener shops that drain well get rust primer and two coats of white acrylic after every screw is handled.
Best on: Shops and service buildings
Low-slope retail roofs that hold water near drains and curbs get silicone over a primed surface.
Best on: Flat strip-center roofs

Sign bases, mounts, curbs, and laps get seam sealer and polyester fabric before either coating.
Best on: Roofs with many add-ons

Count the sign supports, antennas, and dead fans on the roof if you can. That list sets most of the detail work.
Customer traffic shapes the schedule here as much as the roof does.
We check every screw, washer, and side lap, and list each penetration on the roof: sign supports, mounts, straps, fans, and curbs.
Okolona is a Louisville Metro community, so the building permit runs through Louisville Metro IPL without a separate city letter.
The lift, pails, and wash equipment go under the roof edge farthest from customer parking and the main entrance, coned off each day.
Unused mounts and fans come off, holes are patched, and live penetrations get fabric and sealer. Fasteners are tightened or upsized.
Roof sections over storefronts are coated early or late in the day, parked cars near the eave are covered, and the lot is cleared each evening.

Question about your own roof?
Call UsSteel panels expand and contract every day, slowly loosening fasteners and wearing the rubber washers. Over the years washers crack, heads rust, and water follows the threads inside. Before coating we tighten screws that spin in good holes, swap stripped ones for oversized screws, replace cracked washers, and cap each head, working by feel so washers are not crushed.
Every screw, washer, and side lap first, since those leak before anything else on R-panel. Then list the add-ons collected over the years: sign supports bolted through the roof, satellite and antenna mounts, conduit straps screwed into ribs, and old exhaust fans on abandoned curbs. Each hole is resealed, and unused mounts come off so the holes can be patched.
On the side of the building away from customer parking and the main entrance, with the lift, pails, and wash equipment coned off. We coat the roof over storefronts early or late in the day, cover parked vehicles near the eave, route wash water away from storm inlets, and clear the lot each evening.
Yes. Mounts can be added later, but each new hole needs sealant and fabric compatible with the coating. Keep the coating product name on file and give it to the installer, or have us seal the penetration once the mount goes in.
Mostly they are lifted and reset in place. Straps come loose, the panel underneath is cleaned, primed, and coated, and straps are refastened through new washers. When conduit has to be relocated, a licensed electrician handles it and is part of the plan from the start.
